综合说明
一、编制说明
本施工组织设计系本公司针对“***集团工业项目建筑与结构总承包工程”施工编制的纲领性文件,编制时对工期、质量目标、项目管理组织机构设置与劳动力组织、施工进度计划控制、文明施工、环保与降噪、季节性施工等诸多因素尽可能作了充分考虑,突出其科学性、适用性及针对性。
在工程实施前还将编制更为详细的实施性施工组织设计或施工方案、措施及作业指导书,用以具体指导施工。
二、编制依据
1、业主提供的***集团工业项目建筑与结构总承包工程施工招标文件、设计施工图纸、参考资料、工程量清单等。

4、我公司根据GB/T19001-2000(idtISO9001:
2000质量体系标准建立的质量手册,程序文件。
5、我方技术、预算人员经现场踏勘、走访调查,所取得的各种资料。
6、我公司人员素质、技术装备、财务能力、资金状况等综合情况及可调用到本工程的各类资源。
7、我公司类似工程项目施工所积累的施工、管理经验和成熟技术、科技成果和施工方法等。
三、工程管理目标
以优质、高速、安全、文明完成施工任务。
1、管理目标:
将全方位运行公司GB/T19001-2000(idtISO9001:
2000管理体系,使之在管理过程中发挥实际效能,实现总体目标,在运行中依靠组织机构进行组织协调,实施质量监督,开展信息反馈,使管理体系不断优化。
管理方针:
靠科学管理;以诚信服务;建优质工程;保安全健康;创绿色环境;树企业形象。
2、质量目标:
工程达到合格标准。
3、安全健康环境目标:
杜绝死亡事故;杜绝重大机械设备损坏事故;杜绝由投标方负主责的重大交通事故;杜绝重大火灾事故;杜绝持续严重超标排放的环境污染事故。
轻伤率控制在2‰以内。
安全健康环境管理方针:
安全第一,预防为主,以人为本。
4、安全文明施工管理目标:
确保达到荣成市安全文明工地的标准。
5、工期目标:
本工程定额工期为519天。
我单位经认真分析研究,拟定开工日期为2009年4月1日,竣工日期2010年5月20日。
施工总工期为415天(其中包括30天桩基础施工,比招标文件要求的工期提前104天。
四、服务与承诺
1
21、我公司将严格按照建筑工程施工的有关法律、法规和建筑工程施工的相关规范、标准和设计图纸认真履行施工单位的责任和义务,保证质量目标的实现。
2、合理安排和调配劳动力,科学组织施工,保证工期目标的顺利实现。
3、在施工中接受业主、监理单位的有关指令和监理,搞好各方面工作的协调配合。
4、做好工程竣工后的回访和保修服务工作,做到及时,周到,最大限度地为业主服务。
施工组织设计
第一章工程概况
一、工程基本概况
本工程是***集团工业项目建筑与结构总承包工程,工程地点位于山东省***市,主要由冷藏库、海鲜产品暂养厂房、办公楼和配套的机房变配电室、锅炉房、高位水池等组成。
除办公楼为三层建筑,其余均为单层建筑。
工程总建筑面积为9718.32㎡。
使用年限为50年。
各项单体建筑指标如下:
二、建筑设计概况
1、屋面:
机房变配电室、锅炉房、冷藏库屋面为:
不上人平屋面。
暂养厂房屋面采用50mm厚ZR型聚苯乙烯夹芯板。
冷藏库屋面采用保温彩钢板双坡屋面,屋面防水等级为二级。
2、楼地面:
办公楼:
楼梯间、走廊为磨光花岗岩楼地面。
卫生间为防滑地板砖地面,其它为地砖楼面。
暂养厂房:
水泥地面
冷藏库:
月台、穿堂为细石混凝土地面。
厕所、更衣室为:
地砖地面。
锅炉房:
卫生间为防滑地砖,其余为混凝土地面。
机房变配电室:
地板砖地面。
高位水池:
水泥砂浆地面
3、内墙:
办公楼:
卫生间为防水砖墙面,其余为混合砂浆墙面,刷白色涂料。
暂养厂房:
混合砂浆墙面
冷藏库:
厕所为防水砖墙面,其余为混合砂浆墙面,刷白色涂料。
锅炉房:
混合砂浆墙面,刷白色涂料
机房变配电室:
卫生间为瓷砖,其余为混合砂浆墙面,刷白色涂料。
高位水池:
水泥砂浆墙面4、外墙:

刷乳白色外墙涂料机房变配电室:

钢筋混凝土墙,涂刷聚氨酯防潮底漆。
三、结构设计概况
建筑物中冷藏库、办公楼、机房变配电室为钢筋砼框架结构,暂养厂房为钢结构,锅炉房为砌体结构。
结构的安全等级为二级,抗震设防类别为丙类;火灾危险性类别为丙类。
建筑物基础设计等级为丙级。
基础形式主要采用预应力混凝土管桩。
1、地基基础:
本工程均采用预应力混凝土管桩基础,管桩选用桩PHC-A400(80-a,桩端持力层为第八层强风化安山岩层(办公楼桩端持力层为强风化率武岩,桩径400mm,单桩竖向承载力特征值600KN(暂养厂房为500KN、办公楼为1000KN。
桩端进入持力层不小于600mm,锤击法沉桩,沉桩标准采用标高控制和贯入度控制相结合的原则。
2、主要结构材料:

本工程钢筋采用HPB235、HRB335、HRB336、HRB400级钢。
钢板、型钢:
檩条采用Q235A级钢,其它构件采用Q235B,螺栓为Q235普通C级螺栓。
焊条:
HPB235级钢采用E43型焊条,HRB336采用E50型焊条,HRB335、HRB400级钢筋采用E50型焊条。
油漆:
所有外露钢构件均按耐火等级二级要求刷防火涂料,并应经常注意维护。
(3砌体:
冷库砌体:
±0.00m以下墙体及冷库墙体均采用MU10烧结粘土砖和M7.5水泥砂浆砌筑,施工时应按有关操作规程进行;其它墙体采用MU5烧结空心砖砌块和M5.0混合砂浆砌筑。
机房变配电室:
±0.00m以下墙体均采用MU10烧结粘土砖和M7.5水泥砂浆砌筑,其它非承重墙体均采用MU3.5加气砼块。
和M5.0混合砂浆砌筑。
锅炉房墙体:
采用M10烧结多孔砖和M7.5混合砂浆砌筑。
高位水池:
墙体采用MU10烧结粘土砖和M5水泥砂浆砌筑。
暂养厂房:
车间围护墙采用MU10级烧结多孔砖和M7.5混合砂浆砌筑。
办公楼:
外墙、楼梯间墙体采用240厚MU5.0陶粒空心砖砌块,M5.0混合砂浆砌筑。
第二章施工部署
一、施工的总体构思与原则
1、鉴于本工程实际情况,必须保证工程前期各种材料、人力、机械按需要量的投入、以确保总体进度的需要,建立定期的工程施工协调会制度,分层次分专业协调施工,加强与各方面的协调配合,并且上下沟通,落到实处,同心同德,目标一致以确保工程圆满完成。
2、施工顺序按照先地下,后地上;先结构,后围护;先主体,后装修;先土建,后专业的总体施工顺序原则进行部署。
3、结构施工:
拟配4台塔吊负责材料的垂直输送,砼采用现场搅拌,按规范做好混凝土的抽检工作是最为重要的。
钢筋在施工现场设加工场地集中加工,原位绑扎,模板采的实现。
4、如若中标,我方将在确保工程质量的前提下,节约材料,降低成本,优质、高速、安全、文明地完成施工任务。
5、施工程序与施工工序衔接
框架结构工程总的施工程序为:
施工准备工作→基础工程→结构工程→砌体工程→屋面工程→外装修→内装修→门
