InstructionsofCommercialHousingSalesContract
1.Thecontracttextisasamplecontracttext.Italsocanbeusedforsigning.Beforesigningthecontract,Thepurchasershouldreadthecontractcarefully.Iftheunderstandingoftheprofessionalintermsofthecontractisnotconsistent,youshouldconsultthelocaladministrativedepartmentsofrealestateadministration.

4.Asfortheselectedoptions,handwritingispreferential.Afterthecontractcomesintoeffect,theprintedtextwhichhasnotbeenmodifiedisseenasagreed.
5.Thetermswhichwerepreparedinadvancebythesellerforrepeateduse,andwhicharenotnegotiatedwiththepurchasershouldcomplywiththeprovisionsofcontractlawofthePeople'sRepublicofChinaonthestandardterms.
6.WithoutapprovalofConstructionDepartmentofFujianProvinceandIndustryandCommerceAdministrationofFujianProvince,anycompanyorindividualshouldnotprintandsellthecontracttext.
7.Asto[]options,blankfillingandothercontentsneededtobedeletedoraddedinthecontract,bothpartiesshouldmakeadecisionbynegotiation.For[],usethedrop-downboxtochooseoptions;Withregardtothepracticalconditionsnothappenedorunlimitedbythetwoparties,thesystemwillautomaticallytype‘*null*’whentypingthecontract.
8.Beforesigning,thesellershouldshowlicenseofpre-saleofcommercialhousingandotherrelatedcertificatesanddocumentaryevidencetothepurchaser.Thesellershouldpromptthepurchasertoreadthenotesofthecommercialhousingsalescontractssignedonlinefortherecordcarefullyandthensign.
9.ThecontractarticlesareexplainedbyConstructionDepartmentofFujianProvinceandIndustryandCommerceAdministrationofFujianProvince.
Registrationagenciestipsofsigning:
1.Thepre-salemoneyofthecommercialhousingshouldbetotallyenteredtheescrowaccountofadvancepayment.
2.Thehousehasnotyetcompletedatthepre-salestageofthecommercialhousing.Thecommercialhousingpre-salecontractisacontractaccordingtothelandplanningapprovaldocuments.Inthecourseofcommercialhousingconstruction,thechangesofplanningandadjustmentofactualconstructionareentirelypossible,andsotherewillbeinconsistenceinthehousewhichisactrallyconstructedandthepre-salecontract.Thepurchasershouldfullyunderstandtheriskofpurchaseinadvance.Iftherearethechangesofplanningandadjustmentofactualconstruction,thedevelopmententerprisesshouldinformthepurchaser.Ifthepurchaserwillnotacceptthechangesandadjustment,anditcausescontroversy,thepurchaserandsellerofthecommercialhousingshouldsettlethroughnegotiationaccordingtothecontract.
