Tianjincenterenergy-savingrenovationprojectplanandassessmentofenergy-savingeffect
Attheendof2010,TianjincenterdecidedtodeclareLEED-GreenBuildingcertification.Fromtheendoflastyeartoearlythisyear,WiththespecifichelpofCertifiedConsultingfirm,wedevelopedaseriesofenergy-savingprojects.someprojectshasbeenimplementedandhasachievedgoodresults;someprojectshavebeenapprovedbyHainanAirlinesGroupandispreparingimplementation;assessmentofsomeprojectshavebeencompleted,theprojectisenteringthelatestagesofpreparation;someoftheitemsbeingevaluated.
Theseprojectsareasfollows:
1.LightingtransformationprojectofthewalkwayofpublicareasofTianjinCenterapartmenttower
Thecontentoftheprojectistoreplacetheoriginal50Wincandescentlightingofpublicareaswithanewtypeoflighting-LEDbulbs.Althoughprojectimplementationissimple,theeffectishuge.Foreachsetoflamps,theoriginal50Wincandescentlampcupisreplacedwith5WLEDbulb.Bythiswecandoubleextendlamplife,reducethecostofreplacementbulbsandsavealotofpowerconsumption.Fromthebeginningofthisyear,webeginthereplacementwork.Nowthe2,000unitsof2,200setsoflightshasbeenreplaced,inotherwords91%oftheoverallworkhasbeencompleted.Becausethecorridorlightingformorethan12hoursaday,evenifthedeductionofinputcosts,Thataloneannualsavingsinelectricityarealso30million¥.Consideringthefuturereductioninthecostofreplacementbulbs(LEDbulbshavealonglife),theannualcostsavingswillbemore.
Thisworkcanextendtothehallwayoftheoffice.Incandescentlightingofthehallwayoftheofficeachieveto800,now200hasbeenreplaced.Allofthisworkiscompleted,theannualsavingscostwillreach11million¥.

TianjinCentreofficebuildingareaisthirtythousandsquaremeters(30,018.13squaremeters),andofficefloorsisupto23layersbelongtohigh-gradeofficebuildingsinTianjin.
IntheconstructionoftheTianjinCenteroftheoriginalownersofthecenterofTianjin(ShanghaiForteLandGroup),eachofficeisindependentofthefancoilairconditioningandrefrigerantpipesforthefancoilisasingle-looppipe(twotubeonegetoneback,inthesummerforchilledwater,inthewinterforheatingwater).Manualvalveisinstalledontheeachlayerofrefrigerantpipe.
Now,officeforleaseandoccupancyrateismorethan80%.Mostoftheofficeisassignedtounitsofpureofficeproperties,butthereareafewtenants,schoolsandotherunits.Becausetheunitsareassignedtothedifferentpropertiesofworktime,itresultindifferentworktime.Forofficeproperties,theworkinghoursisfrom8:

Beforenotransformation,Duetodifferentworkinghours,inordertoprovidecoolingandheatingforasmallnumberofeveningandweekendworkunits,wehavetoprovidecoolingandheatingfortheentireofficefloor.
Aftercompletionofthetransformation,inadditiontoafixedscheduleofunitsandintheeveningat18:
00thedayafteranapplicationforcontinuedcoolingorheatingunits,wecancloseallotherfloorsofair-conditioningmediachannels.
Theapplicationdelaycoolingorheatingunits,air-conditioningfeesarecharged.
Accordingtoestimate,theannualcostsavingsis396,000¥.Only150daysinsummercoolingperiod,theannualsavingsis292,500¥.Inwinterheatingperiodalsocansave103,500¥.Sowecanrecovertheseinvestmentwithinayear.
ThisworkhasbeenapprovedbyHainanAirlinesTourismGroupandisreadyforimplementation.

3.frequencycontrolisinstalledonairconditioningsystemtoachieveenergysavingpurposes.
TianjinCentralairconditioningsystemsrefrigerationandcoolingwaterusethetraditionalfixedflowcontrolandcoolingtowerfansusefixedairvolumecontrol,soitmeansenergysavingispotential.
Buildingcoolingsystemisdesignedtoensurethebuildingalsocanoperateintheextremeweatherconditions,takingintoaccounttheuncertaintiesandthereducedcoolingsystemefficiency,sothedesignhasasafetymargin.Thismeansinmostcases,coolingsystemisnotworkinginfullloadcondition.
Particularly24-hourcontinuousoperationofrefrigerationsystems,morningandeveningandnightloadisdifferencesfromdayandnoon.thephenomenon'Marabigcar'willappearwhencoolingsystemloadofadistrictinbuildingislessthanasinglecoolingunitofthesystempeakload.thegreaterthetemperaturedifferencebetweendayandnight,thephenomenonwillbemoreserious.

Basedontheaboveanalysis,duringmostofthetimeofoperationtherefrigerationunitareinnon-full-loadrunning.theindoorunitloadratewiththechangesofoutdoortemperature,butthesystemflowandairflowkeeprunningatfullcapacity,sothishascausedalotofenergywaste.
Foreachrefrigerationunit,thelightertheload,thelowertheefficiencyofthesystem,beforeandafteroutofseasonthisphenomenonwasparticularlyserious.
Forhigh-gradeapartments,hotels,officebuildings,beforeandafteroutofseasoncoolingsystemisonlyusedbyafewusers,butwecannotstoptherefrigerationsystem.Inthisperiodoftime,theoperationoftherefrigerationsystemisnoteconomical.

Thebalancevalvemoderatelyopen,sothatpartofthechilledwaterdirectlygobacktotherefrigerationunitwhentheuserdemanddecrease.
Balancevalvesettingssolvethesystemrunningstableandconstantproblem,butitwasteofalotofvaluableenergy.
Whenthebalancevalveopens,thechilledwaterflowthroughthevalvedirectlybacktothechilledwatercoolingunitsanddonotparticipateinthebuildingtemperaturecontrol.Butitisuselessthatchilledwaterpumppromotethispartofchilledwater.
Moreover,thispartofuselessworkeventuallyconverteintoheatbytheresistanceeffectofthewaterpipelineandoffsettheequivalentcoldproducedbyrefrigerationunitconsumptionofelectricity.
Ifthechilledwaterpumpsusevariablefrequencycontrol,youcanupgradetheoriginalconstantflowcontrolforthevariableflowcontrol.Forchilledwater,howmuchtheuserdemand,howmanypumpsprovide.Thesystemoperatingpressurecanbeadjustedbychangingthepumpspeedtoachieve.
